Drag the Handle. Same Roof, Same Chimney.

A concrete tile roof on a Cheshire semi carrying roughly fifteen years of moss. No pressure washer touched it and no tiles were lifted.

One Roof Clean. Four Jobs Ticked Off.

Getting safe access to a roof is most of the work, so once we are up there it makes no sense to leave the rest. Every roof clean we quote includes all of this at no extra cost.

  • Protective biocide treatmentApplied once the tiles are clean. It kills the spores left in the pores of the tile, which is what stops the moss coming straight back.
  • Gutters cleared and flushedAll the moss we take off has to go somewhere. We empty the runs, flush them through and check the downpipes are running free.
  • Soffits and fascias washed downThe white boards under your roofline go green long before anyone notices. They get cleaned while the access is already there.
  • A free exterior window cleanEvery reachable pane, frames and sills included. We finish the job by putting the windows right, not by leaving you with the mess.

We Wash Roofs. We Do Not Blast Them.

A pressure washer will get a roof clean in an afternoon and cost you a lot more than the clean was worth. Here is what we do instead, and why.

  • Low Pressure Keeps the Tile Surface On

Concrete tiles have a sand and cement face that holds their colour and sheds water. High pressure strips it, leaves the tile porous and gives moss a better grip than it had before.

  • The Biocide Does the Lasting Work

Washing takes off what you can see. The treatment afterwards deals with the root growth and spores you cannot, which is the difference between a clean roof for one winter and a clean roof for several.

  • Tower Access, Not a Ladder Against the Gutter

We are PASMA and IPAF trained and work from a tower or powered platform. It is safer for us, it protects your gutters and roofline, and it means the work gets done properly rather than at arm's length.

The Bit Most People Never Ask About.

Anyone can buy a lance. The part that separates a proper exterior cleaning firm from a man with a van is how they get up there and who carries the risk if it goes wrong.

  • PASMA tower trainedCertified to erect, alter and dismantle mobile access towers safely on your driveway or lawn.
  • IPAF powered access trainedFor the roofs a tower will not reach. Awkward access is a scheduling problem for us, not a reason to say no.
  • City and Guilds qualifiedTrained on surfaces and chemistry, so the treatment matches your tiles rather than whatever is in the van.
  • Fully insured, plants and paving protectedBorders get sheeted, patios get rinsed down and the site is left tidier than we found it.

Questions We Get Asked Every Week.

How long does a cleaned roof stay clean?
With the biocide treatment applied properly, most roofs stay clear for around three to five years before any regrowth is visible. Shaded, north facing and tree lined roofs sit at the shorter end of that. Without the treatment you can expect green showing again inside a single wet winter, which is why we never quote a wash on its own.
Will cleaning damage my tiles?
Not the way we do it. We work at low pressure, so the sand and cement face of a concrete tile stays where it should be. The damage people worry about, stripped colour, pitted tiles and blocked gutters full of granules, comes from turbo nozzles and high pressure. If a roof is too brittle to clean safely we will tell you that rather than take the job.
What does a roof clean cost?
It depends on the size and pitch of the roof, how much growth is on it and how easily we can get access around the property. A standard three bedroom semi is usually the most common job we quote. Send a photo and a postcode and you will get a fixed written price with no site visit needed in most cases.
Do I need to be home on the day?
Only if we need access through a gate or to an outside tap, and we will confirm that when we book you in. Plenty of our customers come home from work to a finished roof. We will send photos of the work either way.
Is the biocide safe around pets and planting?
Yes, when applied by someone who knows the dilution rates. We sheet borders and delicate planting before we start, rinse down any hard surfaces afterwards and use products approved for domestic exterior use. Pets and children are fine back outside once everything has dried.
Can you work in the winter?
We work year round. The wash itself is fine in cold weather, we just avoid applying biocide during a hard frost or heavy rain because it needs dry time to work. Autumn and winter are actually the quietest times to book, so lead times are shorter.
What about the driveway and patio offer?
Book driveway or patio cleaning at the same time as your roof clean and it comes in at forty per cent less than we would charge for it as a standalone job. It is one mobilisation, one setup and one visit, so we pass the saving on rather than charging you twice for turning up.
